How Ritesh Agarwal, the Founder of OYO, is Using Technology to Transform Hospitality Operations

Prism, OYO's parent, uses AI pricing tools while building a GM Agent for daily tasks. Its earnings follow hotel performance. FY26 profit rose, though a tax credit and debt cloud it. A reported smaller IPO hints at stronger finances.

Overview

  • Prism is integrating AI-driven pricing, service tools, and hotel management systems to improve daily operations across its hospitality network.

  • The G6 Hospitality acquisition accounts for a large share of FY26 booking value, making technology integration and operational efficiency key tests of future growth.

  • Stronger financial results support Prism's IPO plans, but debt costs, a tax credit, and the unproven GM Agent remain important factors to watch.

OYO began as a website that listed small hotels. Its parent company, Prism, now wants software to help run them. Founder Ritesh Agarwal is building an AI system called the GM Agent to handle a hotel's daily tasks. The plan arrives as Prism prepares to list on the stock market. It raises a plain question. Can software really improve how a hotel runs?

From Hotel Discovery to Daily Management

Agarwal was 19 when he started the company. As a solo traveler, he had stayed in small hotels and guesthouses across India. Guests could not judge quality before booking. Owners struggled to find customers. A shared booking platform with common standards looked like a fix for both.

The company then moved into daily operations. A hotel must set prices, fill rooms, pay vendors, and answer reviews every day. Many small owners did this by hand. Prism says it now uses AI-led pricing and service tools at individual hotels. Owner support runs from India. The pricing tool reads demand and adjusts rates, a job once left to instinct.

Connecting Software to Hotel Performance

The contract model explains why these tools matter. According to the annual report, most of Prism's contracts are management contracts. The owner provides the money for the property. Prism's earnings are linked to how well the hotel performs. Features that do not lift occupancy or cut waste add little value to the company.

The Challenge of Unifying Hotel Systems

In December 2024, Prism bought G6 Hospitality, the owner of Motel 6. Joining two sets of computer systems is hard work. Old tools rarely talk to each other. Staff often end up entering the same data twice.

Prism says it moved G6 onto its own platform within a year. In FY26, G6 supplied about 46% of the group booking value. It also explains about three-quarters of the rise in booking value.

The open question is whether shared technology can lift the combined business from here. The annual report claims that each new property strengthens the platform. That is the company's own view and has not been independently tested.

Where Hotel Automation Stands Today

Some tools are already in use. These include pricing tools, service tools and a channel manager that links hotel rooms to booking sites. The GM Agent (GM stands for general manager) is different.

Agarwal describes it as a layer that runs a property's daily operations from start to finish. Tasks include matching accounts, renewing vendor contracts, making occupancy decisions, and acting on reviews.

Today's tools work like cruise control. A human still drives. The GM Agent aims for something closer to self-driving. It has not been shown at scale.

Who checks the work when software makes a mistake? One industry commentary says Prism has not explained how it will protect guest data such as Aadhaar and phone numbers.

The same commentary asks whether that data will train the company's own models. That is one critic's view. Any firm building such a system will need clear answers.

How Direct Bookings Affect Hotel Margins

Booking websites usually charge hotels a commission. Prism says about 67% of room nights came through channels without one. The OYO app helps drive this. It is now the eighth most downloaded hotel booking app worldwide.

Direct bookings let a hotel keep more of each sale. They still cost money to win, since the company must attract guests, run the app, and support customers.

Growth, Profit and Debt

The FY26 results look strong. Two details need care.

MeasureFY26 Result
RevenueRs 9,358 crore, up 49.7%
EBITDARs 2,594 crore, more than doubled
Net profitRs 994 crore, including a Rs 678 crore tax credit
Interest paidRs 1,414 crore
Booking valueRs 30,683 crore, up 88.5%
G6 booking valueRs 14,107 crore, from Rs 3,529 crore

EBITDA measures earnings from running the business before interest, tax and similar charges. The net profit includes a tax credit. That credit is an accounting gain and not income from hotels. Interest also takes about 15 paise of every rupee of revenue. These points show why debt matters as much as growth.

The Road to the Stock Market

Prism filed for an IPO, or first public share sale, worth Rs 6,650 crore. Under the June filing, about Rs 4,987.5 crore was meant to repay debt. On 20 October, PTI reported that the company plans to cut the fresh issue to up to Rs 3,350 crore.

The report cites sources. They say strong cash generation and a better balance sheet mean less money is needed. Prism has not yet confirmed the new size in a filing. If it holds, it points to improving finances. Updated documents will need to show it.

Prism's IPO Plans Take Shape

The coming year will test Agarwal's approach. Prism must show that automation can deliver steady service, clear accountability, and profits that do not rely on accounting gains. Success would give hotel owners worldwide a reason to adopt the same tools. Failure would leave the story as one of acquisitions and debt repayment.

Final Thoughts

The next shift may come at the booking stage. Agarwal expects AI agents to take over much of the reservation process. He has argued that such agents must look beyond reviews when judging a property. He also admits the technology has ground to cover, since people often book on emotion. Hotels may soon need to be ready for guests whose first contact is software.

FAQs

1. What is the GM Agent?

The GM Agent is an AI system that Prism is building to run a hotel’s daily operations. Ritesh Agarwal says it will handle tasks such as matching accounts, renewing vendor contracts, deciding occupancy and acting on guest reviews. It has not yet been shown at scale. Some industry commentators have also asked who is responsible when software makes an error, and how guest data will be protected.

2. How does OYO use technology in hotels today?

Prism says it uses AI-led pricing and service tools at individual hotels. Its channel manager connects hotel rooms to booking sites, and owner support runs from India. The pricing tools read demand and adjust room rates, a job that owners once did by instinct.

3. What is the difference between OYO and Prism?

Prism is the parent company, renamed from Oravel Stays in September 2025. OYO remains the brand that customers see. Prism also owns brands such as Motel 6, Townhouse, Sunday and Palette, and operates in more than 35 countries.

4. Is Prism profitable?

Prism reported a net profit of Rs 994 crore for FY26, up from Rs 245 crore a year earlier. That figure includes a Rs 678 crore deferred-tax credit, which is an accounting gain and not income from hotels. A cleaner measure is EBITDA, which was Rs 2,594 crore, and the company says it has been EBITDA positive for four years in a row. Interest costs of Rs 1,414 crore remain a heavy load.

5. What is the status of the Prism IPO?

Prism filed for a Rs 6,650 crore IPO, with about Rs 4,987.5 crore meant for repaying debt under the June filing. On 20 October, PTI reported, citing sources, that the company plans to cut the fresh issue to up to Rs 3,350 crore. The reasons given were strong cash generation and a better balance sheet. Prism has not yet confirmed the new size in a filing, so the figure may change.
